Buying New Construction? Start With a Plan

I help buyers compare communities, builders, floor plans, and incentives across the Triangle. We’ll look beyond the model home at timelines, included features, and costs you may not expect, so you can choose a home that fits your plans.

About Nic Platter

An independent buyer's agent for new construction in the Triangle

Nic Platter is a REALTOR® with LPT Realty (NC license #323219) who helps buyers find and buy new construction homes across the Raleigh-Durham Triangle. He compares builders, communities, floor plans and incentives, and represents the buyer, not the builder, from the first model-home visit through closing.

Do I need my own real estate agent to buy a new construction home?

You don't have to, but it usually helps. The sales agent in the model home works for the builder. Your own agent works for you: comparing communities and builders, reviewing the builder's contract, negotiating incentives, and keeping an eye on inspections and the closing timeline.

Does it cost me anything to use a buyer’s agent with a builder?

How your agent is paid is set out in your buyer agency agreement, which we review together before you tour. Builder policies on buyer’s agent compensation vary by community, so we confirm the details in writing before you sign a purchase agreement.

When should I contact my agent?

Before your first visit to a model home or before registering on a builder's website. Many builders require your agent to be with you, or registered, at your first visit. If you go alone first, the builder may not work with your agent later.

What areas does Nic Platter cover?

Nic works across Wake County and the greater Triangle, with community guides for Wendell, Cary, Apex and Knightdale, plus Raleigh and Holly Springs. Featured community: Ponder in Wendell.

Can you help me negotiate with a builder?

Yes. Builders often won't cut the base price, but there is frequently room on closing-cost help, rate buydowns with the preferred lender, lot premiums, upgrades or quick move-in pricing. I compare offers across communities so you can see which incentive is actually worth the most.

Should I get an inspection on a new construction home?

Yes. A new home can still have issues. An independent inspector can check before the drywall goes up, before closing, and again before the builder's warranty ends, so problems get fixed while the builder is still responsible.
